Patcham Guide

From our branch in Hassocks, Stuart & Partners operate as letting agents in the Patcham area.

Patcham is situated to the North of Brighton, bordering the South Downs National Park. Positioned within 5 miles of Brighton City centre and the seafront with its numerous restaurants, bars and cultural attractions, only 25 miles from Gatwick Airport and having Preston Park mainline station with direct routes to London, this is an extremely popular residential area.

Patcham was originally a separate village that developed around the partly 12th- and 13th-century All Saints church. The centre of the original village, based around the church (on Church Hill) and the Old London Road – now bypassed by the modern A23 – is a conservation area, and several buildings are listed.

Getting around

Preston Park station sits on the Brighton Mainline and has regular trains to London Victoria via Gatwick Airport with an average travelling time of 1 hr 8 mins. Gatwick Airport is 25 miles away via the A23 and there are regular bus routes to the City centre and seafront. Brighton centre/seafront is 45 – 50 minutes’ walk from Patcham if you are  feeling energetic!

Patcham’s main supermarket is Asda on Carden Avenue along with a Marks & Spencer’s food hall. A small local Sainsburys is also located on Carden Avenue and there is a Co-op in Patcham Old Village.

Brighton’s Churchill Square has a huge number of large retailers alongside many independent ‘quirky’ shops in the North and South Lanes.

For eating out you are spoilt for choice.  Within Patcham itself there are Indian restaurants, steak houses and pubs serving good food. Within Brighton there are literally hundreds of restaurants, cafes etc. covering every type of regional food including many vegetarian and vegan restaurants as well as fish restaurants such as English’s Oyster Bar in the Lanes which has been serving food on the site for over 150 years!

Leisure & Sport

There are many clubs and organisations within Patcham itself, including Zumba, yoga, football, swimming classes at Patcham High School, horticultural societies etc.

Withdean Sports Complex offers a variety of different classes plus a very comprehensive gym and a climbing wall.
